Facades & Outdoor Spaces
A façade makeover can make you love your house again, and in the case of commercial space, act as free advertising. Outdoor spaces are part of indoor spaces and should be designed as one concept. And we can never pass the opportunity to design a covered porch or loggia. For commercial spaces such as offices, outdoor spaces are frequently neglected but offer a welcome respite in the middle of the day and we are all aware that restaurants with patios are more successful. Outdoor space is much more than slapping a deck on the back of your house, in fact, a deck can sometimes keep you from being “inside” green space. We work with a Landscape Architect and several Arborists to make vision reality.
Outdoor Spaces
We consider sight lines to outdoor spaces and exterior views during the concept design phase of all projects, whether commercial or residential. Indoor spaces should seamlessly transition to outdoor spaces and outdoor “rooms” are as important as interior layout and design. We work with a Landscape Architect and surveyors to make our vision reality and encourage clients to have outdoor structures, patios or decks designed and completed as part of a new residence, commercial space or addition since it is more cost effective to construct hardscaping together with the building. Private amenity spaces increase the value and psychological comfort of Multi-Residential Projects and are highly sought after. We pay attention to grading and water control during the design phase. Residential downspout locations and commercial storm water retention systems are planned and submitted as part of building permits, and we attempt to have no water discharge on hard surfaces. Recurring hundred-year storms make it imperative to consider flood control and drainage as part of all projects.
Exterior Renovations
Changes to a facade is an opportunity to increase not only the curb appeal, but also improve insulation values, moisture control and the fire resistance of a building. We consider the streetscape to ensure that the new façade is unique, yet complimentary to neighbouring buildings. We encourage clients to select durable window and door systems. Window flanges, moldings & waterproofing membranes make it increasingly difficult to replace doors and windows without removing brick, stone and siding. If possible, we encourage the use of commercial cladding systems to create interest. We support the selection of lifetime roofing and cladding to reduce the long-term carbon footprint and stop the cycle of replacing roofs and windows every 10-15 years. Exterior changes also give us the opportunity to improve both waterproofing and the breathability of wall systems and improve attic convection airflow. We do not support excessive exterior lighting, even if LED.
